Marketing Manager - 55+ Communities

Job Summary:

Overture is our premier 55+ housing portfolio. The Marketing Manager works with the Overture Leadership team, Overture National Marketing Team, Regional Leadership and Regional Marketing to develop and execute strategic and tactical marketing plans and implements advertising, pricing, and other campaigns that drive traffic and occupancy. Multi-family experience and/or Senior Housing experience is required.

Job Responsibilities:

  • Assists in the development and execution of marketing strategies and programs that support achievement of the portfolio’s business development and financial performance goals.
  • Assists with troubleshooting of communities and ensures they are operating to their full potential.
  • Partners with property leaders and community managers to implement creative marketing and advertising strategies and solutions that adhere to budget and brand guidelines, including using the internet, print advertising, referrals and outreach marketing.
  • Ensures collaboration is taking place with National Marketing and the brand manager so goals and objectives are met.
  • Provides additional and in-depth marketing support to under-performing properties by analyzing the current traffic and leasing performance, troubleshooting and identifying factors contributing to the performance, and closely following up to evaluate results.
  • Identifies and meets with advertising and marketing vendors, reviews proposed service contracts for preferred and favorable rates, recommends creative service providers, and monitors and manages advertising suppliers for product and customer service quality.
  • Monitors markets for trends, forecasts, job growth, and other economic conditions which may impact occupancy and leasing effectiveness within the portfolio.
  • Investigates local marketing and networking groups, media outlets, state-funded educational groups that support the senior population and senior industry partners to target during site location visit.
  • Introduce the Overture Brand to the various markets throughout the country through initial "cold calls" and education opportunities.
  • Generates lead list for senior certified Real Estate Agents in each respective market to generate enthusiasm on the Overture/Destination brand and generate a list of lead generated hot spots for seniors.
  • Assists with team members on training and onboarding approach, and senior sales focused training for Overture/Destination communities.
